How the equity release calculator actually works

You shouldn't have to trust a black box. Here's exactly what happens when you press calculate.

Your maximum release is set by age

Lenders use a loan-to-value table that rises with age — roughly 20% at 55, climbing toward 55% by 85. The calculator looks up your age, multiplies it by your property value, and subtracts any existing mortgage. That's your maximum lump sum.

Interest is compounded, not simple

Because most equity release plans take no monthly repayments, the interest charged each year gets added to the debt, and next year you're charged interest on that too. The projection table compounds your rate annually across 25 years.

House price growth is an assumption

The chart assumes 2% annual growth — a conservative long-run average, not a forecast. Nobody knows what property prices will do, which is exactly why the debt-vs-value chart is there: to show how sensitive your outcome is to that one assumption.

⚠ Where this calculator falls short

  • It doesn't know your health, so it can't confirm an enhanced-plan uplift — only your own provider can, after underwriting.
  • It can't see arrangement fees, valuation fees or legal costs, which typically add a few thousand pounds to a real plan.
  • It assumes a single fixed rate for the whole term. Some plans price the initial withdrawal differently from later drawdowns.
  • It's built around a single applicant's age. Joint applications use the youngest borrower's age, which the calculator accounts for, but couples' circumstances vary in ways a calculator can't fully capture.

Understanding equity release

What is equity release?

In plain terms: equity release lets UK homeowners aged 55 and over take tax-free cash out of their property without selling it or making monthly repayments. That's the whole idea — the rest is detail.

The version most people end up with is a lifetime mortgage. You're borrowing against your home's value, the interest compounds and rolls up, and the loan gets repaid when you die or move into long-term care. You stay the legal owner the entire time.

You can take the money as a lump sum lifetime mortgage (everything upfront) or a drawdown lifetime mortgage, where you take an initial amount and leave the rest in reserve to draw on later. Drawdown tends to work out cheaper in the long run, because interest only builds on the cash you've actually taken. A retirement interest-only (RIO) mortgage is worth a look too, if you'd rather pay the interest monthly and stop it rolling up at all.

"The question that comes up more than any other isn't 'how much can I release' — it's 'what happens if I owe more than the house is worth'. The answer is the no negative equity guarantee: on any Equity Release Council plan, you never will, by law."

There's a second, less common route: a home reversion plan, where you sell a percentage of your property below market value in exchange for a lump sum or regular payments. Fewer providers offer these now, but they still suit some situations.

Canadian homeowners have their own version — a reverse mortgage, available from age 55, letting you borrow up to around 55% of your home's value with no monthly payments required.

Every Equity Release Council member plan is FCA regulated and legally requires independent financial and legal advice before proceeding. Watch for early repayment charges (ERCs) if you think you might repay early, and keep in mind that releasing equity shrinks your estate, which can affect inheritance tax and means-tested benefits like Pension Credit.

QHow much equity can I release from my home?+
The amount depends mainly on your age and property value. At age 65 you can typically release up to around 33% of your property value on a standard plan. On a £350,000 home that's roughly £115,500 tax-free. Use the equity release calculator above for a figure based on your own numbers.
QWhat is the difference between equity release and a lifetime mortgage?+
Equity release is the umbrella term for products letting homeowners aged 55+ access property wealth. A lifetime mortgage is the most common type — a loan where interest rolls up until it's repaid on death or a move into long-term care. Home reversion, where you sell a share of the property, is a smaller alternative.
QWhat are UK annuity rates in 2026?+
In mid-2026, a healthy 65-year-old buying a standard single-life, level annuity can typically get an income of roughly 7.75% to 7.9% of their pension pot each year — around £7,750 to £7,900 a year on a £100,000 pot. Enhanced annuity rates for health or lifestyle conditions can be considerably higher.
QCan I get a mortgage if I'm self-employed?+
Yes — self-employed mortgages are widely available. Lenders typically want 2 to 3 years of accounts or SA302 forms, and most offer broadly similar rates to salaried applicants once income is verified.
QLump sum vs drawdown lifetime mortgage — what's the difference?+
A lump sum lifetime mortgage pays the full amount upfront and interest rolls up on the whole balance immediately. A drawdown lifetime mortgage releases an initial amount and keeps a reserve to draw on later — interest only builds on money actually taken, which can save a substantial amount over a long plan.
QHow does compound interest work on equity release?+
Compound (roll-up) interest means you're charged interest on the loan and on the interest already added. Because most plans take no monthly payments, a £100,000 loan at 6.5% grows to roughly £188,000 after 10 years and £352,000 after 20. Voluntary repayments can slow or stop this growth.
QWhen should I remortgage?+
The usual window is 3 to 6 months before your current deal ends. Once it expires you roll onto your lender's standard variable rate, which is normally well above the best fixed and tracker deals on the market.
QHow does a reverse mortgage work in Canada?+
A Canadian reverse mortgage lets homeowners aged 55+ borrow up to around 55% of their home's value with no monthly payments required. Interest compounds and the loan is typically repaid when the home is sold, the borrower moves out permanently, or passes away.
QWhat is the No Negative Equity Guarantee?+
It means you will never owe more than your home is worth when it's sold. If the debt exceeds the sale price, the lender absorbs the shortfall. This applies to all Equity Release Council member plans in the UK.
QDoes equity release affect my State Pension or benefits?+
Your State Pension isn't affected, since it isn't means-tested. Releasing a lump sum can affect means-tested benefits such as Pension Credit, Council Tax Reduction and Universal Credit if it pushes your savings above roughly £10,000 or £16,000. A drawdown plan can help keep savings under these thresholds.
QWhat are equity release interest rates in 2026?+
Equity release rates in 2026 typically range from around 6% to 8.3% MER, with the sharpest lump-sum deals near 6.3%. Rates are usually fixed for life. Your exact rate depends on age, property value, loan amount and health.
